you great service at a fair price.
We will complete four tasks for
you: research, marketing, negotiating, and closing coordination. And here are the steps:
Step
1: Click on "LIST YOUR HOME NOW" and complete the questionnaire about your home. Submit the form to us
and we'll design a Comparative Market Analysis valuation of your home.
Step 2: At our first meeting, we present to you a Seller’s Package.
This package contains research about the real estate market in general and specific information about the sale of homes in
your area. The Seller's Package is free. Our real estate agent will offer suggestions for positioning your home in the
market to ensure a smooth and profitable sale, including information on how other properties compare with your home, as well
as things you may want do to make your home more competitive in the market. We will present you with an estimated Seller’s
Net Sheet. This is an accurate estimate of all closing cost and a profitability analysis of the sale of your home.
We will come to the meeting prepared to list your home immediately, as well as explain our system and answer your questions.
Step 3: Once your home is listed with JT Henderson & Associates, we provide an extensive advertising and marketing
system.
1. Your home is listed on the Multiple Listing Service (MLS) for Kent County (GRAR.com), the Lakeshore
(SWMRIC.com) and across the nation (REALTOR.com). A photo and description of your property will be emailed to every Realtor’s
buyer list in the MLS database that is looking for a home like yours.
2. The JT Henderson agent will take exterior and
interior photos of your home, then select six that best represent your home. These photos are posted on the MLS for buyers
to view online.
3. We install an electronic keybox system on your door so you will not have to be present every time
an agent shows your home.
4. You receive three directional/open house signs for your personal use.
5. We install
a professional real estate sign in your front yard that includes a toll-free phone number that directs buyers to a pre-recorded
message about your home.
What to Expect While Your Home is Listed
1. You are in the driver’s seat regarding
your home. You make final decisions regarding price, length of listing agreement, and marketing details. We will offer professional
advice, always remembering that we work for you.
2. With every offer made on your home, your JT Henderson agent will
prepare a Seller’s Net Sheet that converts the terms of the agreement into specific values to let you know what profit
to expect were that sale to be finalized.
3. Your JT Henderson agent will participate with you each step of the way.
This is not a “do-it-yourself” program.
4. We will handle all paperwork, negotiate in your best interest,
coordinate all tasks associated with the sale of your home, and meet you at the title company to ensure that your transaction
is enjoyable, smooth and successful.
After all, we offer great service at a fair price.
Two Things We Don’t Do
Often, we are asked, “Since you
are a discount company, is there anything you don’t do, that a percentage commission based agent might? The answer is
yes. There are two things a commission based agent might do (not all of them will do these things so check with any agent
you are interviewing), that we do not.
1. First, we don’t schedule showings. In our program, Realtors interested
in showing your home will call you directly to set an appointment, rather than call us first. We have found by eliminating
that extra step, the entire showing process is much smoother. On the MLS, each Realtor has additional information about each
home that the general public does not see. Part of that is the “TO SHOW” instructions. We share with each agent
the exact instructions you determine about your home’s showing schedule. We include: who to call, what telephone number
to call, how much advance notice, even information about removing shoes at the door.
2. Secondly, we don’t chase
down feedback from other Realtors on showings. In our experience, the feedback is often vague and very subjective. Over the
years we have learned, “If they don’t care enough to write an offer, they don’t care enough, period.”
Instead, we encourage our clients - if they have any question about the showing of their home - to call that agent directly.
Other than those 2 services, your experience with our discount real estate program will feel very much the same
as a traditional commission-based agent. In fact, many of our clients who have used agents from other companies before trying
our service have commented that our program is superior in many ways. We believe the secret to our success is being both proactive
and responsive to our client’s needs.
