When JT Henderson & Associates began providing discount real estate services in 2004, many of our clients thought The $499 Deal was too good to be true. Now those same clients continue to refer friends and family to us because they know a good deal when they see one. Hundreds and hundreds of homes later, our core value remains the same: Great Service at a Fair Price.

Let us explain to you how we can charge so much less than others and still provide great service.

First of all, many real estate agents would love to charge you 7 percent of the home’s sale price to list your home. This translates into 3.5 percent going to the Seller’s Agent and 3.5 percent going to the Buyer’s Agent.

We, however, subtract the 3.5 percent seller’s commission right off the top. Instead, we charge our clients a flat fee of $499 to market your home. This fee is collected at the time of listing.

Here’s what happens to the remaining 3.5 percent. We ask our clients to promise a 3-percent “finder’s fee” to any real estate agent who finds a buyer for your home. So, if you find the buyer, you keep your 3 percent!

We will even assist you in trying to save this fee.

The remaining half percent is the profit your agent earns in the sale of your home. It covers the time and expenses related to negotiating and coordinating the close of your transaction. We will waive this half percent fee if you use your JT Henderson agent in the purchase of your next home.
